Land use rights and land-attached assets under the Certificate of Land Use Rights and Ownership of House and other Assets Attached to the Land No. CD 682409 (of which: 48.8m2 is for common use, 50.0m2 for private use) issued by the Hanoi Department of Natural Resources and Environment to Mr. Nguyen Minh Chinh and Ms. Ha Thi Huyen on April 29, 2016 at Tam Hiep Commune, Thanh Tri District, Hanoi.

3. Starting price: 1,500,000,000 VND (in words: One billion five hundred million dongs)

The above price does not include taxes, fees and other financial obligations payable under regulations related to the transfer of the right to use, own the asset. The remuneration for auction organization services and notarization shall be paid by the Buyer.

4. Time and location to review the asset related dossier: December 17-18, 2020 at the place where the asset is located in Tam Hiep Commune, Thanh Tri District, Hanoi City.

The asset buyer undertakes to have studied and understood the asset related dossier; directly surveyed and understood its current status; understood its legality, status and quality and carry out procedures for transfer of ownership and use rights in case of winning the auction. In case of problems related to the transfer of ownership and use rights at state agencies, the asset buyer shall be responsible for self-contacting to settle the arising problems and commits not to sue and complain.

5. Time, place of sale and submission of dossier to register auction participation, auction participation fees and auction participation conditions:

Time of sale and submission: From the date of notification to 11:30 on December 31, 2020.

Location: Transaction Office of Thang Loi Auction Partnership Company, Room 502, Police 113 Apartment Building, No. 299 Trung Kinh, Yen Hoa Ward, Cau Giay District, Hanoi City.

Asset auction participation fee: 500,000 VND/01 dossier (non-refundable)

All organizations and individuals with full civil act capacity, accepting the starting price and implementing the regulations of the property auction issued by the Company may participate in the asset auction. (Except for the cases specified in Clause 4, Article 38 of the Asset Auction Law 2016)

An auction registration dossier includes:

* For domestic individuals

- An application to participate in the auction issued by Thang Loi Auction Partnership Company.

- Copy of ID Card, Family Register (with authenticated)

- Authorization Letter certified by the Notary Public Office in case an individual or householder authorizes another person to register and participate in the auction on his/her behalf.

* For domestic economic organizations.

- An application to participate in the auction issued by Thang Loi Auction Partnership Company;

- Copy of Business Registration Certificate;

- Authorization Letter for the representative to participate in the auction (in case the legal representative of the organization does not directly participate in the auction) and a copy of the ID card of the authorized person;

- Individual introduction letter to register for auction participation.

Note: Customers who register to participate in the auction without one of the above conditions will not be allowed to participate in the auction.
