The Joint Stock Commercial Bank for Investment and Development of Vietnam would like to announce the debt auction with specific information as follows:

1. Auctioned property:   

1.1 Debt information: Debts in excess of lending business under credit contracts signed between The Joint Stock Commercial Bank for Investment and Development of Vietnam and Mai Dong Joint Stock Company have total provisional outstanding balance as of May 19, 2021 as follows:

- Total outstanding loan balance in original currency as of May 19, 2021 is VND 87,022,989,680 and USD 775,769; whereby, debt principal is VND 37,679,728,834 and USD 409,533; the interest loan balance calculated at the interest rate for the term is VND 39,181,418,207 and USD 286,265, overdue interest loan is VND 10,161,788,639 and USD 79,971.

- Based on the USD/VND exchange rate on May 19, 2021 as: 23,149, the total outstanding balance converted in VND of the Debt is: VND 104,981,263,204, of which the principal balance is VND 47,160,062,251, the outstanding balance is interest according to the current interest rate is: VND 45,808,171,845; the overdue penalty interest is VND 12,013,029,108

1.2. Collateral for the above debt includes:

- The asset is main pipe winding machine producing glass plastic pipes of DN200.3000x12.000, FRP and RMP under the legal ownership of Mai Dong JSC.

- Land area of 36,163.76 m2 located at Mai Lam Commune, Dong Anh District, Hanoi City and assets attached to land, including: Factory, operation office, mechanical factory no. 1, office building with 02 floors, workshops, canteen, security house, yard, garage, workers’ dormitory, kiosks, etc. Transformers, Machinery and equipment, including: Lathe, loader, mills, mixer, conveyor, PK line, Furan line, transformer station, vibrator, milling machine, saw, lathe, hoist, boring machine, planning machine, line to improve molding capacity by self-immolation sponge technology.

-  Land use rights and assets attached to land located at No. 10, Cua Bac Street, Truc Bach Ward, Ba Dinh District, Hanoi City. Land use rights and assets attached to land owned by Mr. Nguyen Viet Ha according to Certificate No. BC 208870 issued on 28 December 2010 by People's Committee of Ba Dinh District, Hanoi. Area of 52.4m2. Form of use: private use: 2.3m2, general use: 50.1m2. Purpose of use: Residential land in urban areas. Term of using: long term.

- Inventories and receivables of Mai Dong Joint Stock Company.

- Future revenues of Mai Dong Limited Company is formed from Economic Contract No.: 228/2004/HDHTKD dated May 7, 2004 and related Appendix Contracts on Construction Investment Cooperation “House development project in Hoang Liet Commune - Thanh Tri – Hanoi” with Ha Noi Civil Construction Investment Joint Stock Company.

- Future revenues of Mai Dong Limited Company are formed from Business contract no. 2811/2009/HTKD dated November 28, 2009 on cooperation of construction investment “Project on South Hanoi Housing and Public Service Complex in Thanh Liet Commune, Thanh Tri District, Hanoi” with TC GROUP.,JSC.

- Future revenues of Mai Dong Limited Company are formed from Business contract no. 34/MD dated February 29, 2004, Economic contract no. 313 dated August 09, 2004 and Investment Cooperation Contract no. 216/HD-HTDT dated June 21, 2006 on construction investment cooperation “Office, Public Service, House and School Project at 310 Minh Khai, Hai Ba Trung District, Hanoi” with Construction Joint Stock Company No 3 (Vinaconex 3)

1.3. Legal projects and collaterals, status of disputes/lawsuits: Detailed information related to debts, collateral, status of disputes/lawsuits has been provided by BIDV to the auction service unit. Organizations/individuals wishing to purchase debts are requested to contact Ben Thanh Auction Company for details on auctioned assets.

The starting price does not include costs related to the transfer of ownership/use of assets, registration fees and other costs (if any) when purchasing the debt, these costs are borne by the auction winner. The purchase and sale of debts are not subject to VAT.

5. Reservation:   10% of  the starting price.

6. Price step: VND 100,000,000 (in words: one hundred million Vietnam dongs)

7. File purchasement’s value: 500,000 VND /dossier.

8. Time and place of sale and receiving dossiers of participation in property auction: During office hours from the date of public listing of the asset auction until 5:00 p.m. on June 11, 2021 at Hanoi Branch of Ben Thanh Auction Company or the headquarters of BIDV Debt Handling Center (Address: 19th Floor, Tower A Vincom 191 Ba Trieu, Hai Ba Trung District, Hanoi).

9. Deadline for pre-payment: During office hours on 09, 10 and 11 of June 2021, unless otherwise agreed upon by the property auction organizer and auction participant.
